It’s time.  You have finally made up your mind that you are ready to sell your house.  Good news–someone out there wants to buy it, and the Yosha Snyder Group is ready to help. 

Here are four things you should consider to help that sale happen quickly.

1 – Improve your home’s curb appeal

In most cases, you need a weekend to address this. Even if the cold or rainy weather does not yet allow you time to get outside, make a list of what is needed so the minute it warms/dries up, you are ready.  Just like you clean up before going out, your house needs a little cleaning before listing.  Consider a gentle power wash to remove dirt and cobwebs. Wash the windows.  Straighten shutters.  Clean gutters.  Wipe down front doors and garage doors.  Sweep the walkways and door stoops. Straighten the mailbox post.  Create enticing outdoor spaces–either for entertaining or reflection. Remove things which serve no clear purpose. Statistics show attention to the exterior appeal might even add 5% or more to the asking price of the house.  For certain, it will entice people to want to see more.  And that’s the whole point.

2 – Consider staging your home

Again, it’s all about image. There are professional services that would love to do this for you–much like a personal shopper. But you know your home best, and you know what you need and what you don’t, and what you can afford. Look at the interior with new lenses. Depersonalize spaces by removing those extra items.  Get rid of the shot glass collection from high school.  Rent a storage pod for your great grandmother’s furniture that you still don’t know how to use. Leave room in the coat closet so the buyer can actually see how big it is.  Repair the crack in the wall, the carpet that is loose in one corner, the leaky hot water faucet, the toilet that runs. 

In truth, make a list of everything you should do and then tackle anything you can. Some things require an investment of time; others, an investment in finances.  Anything you do translates into the bottom line of what you can ask for your home.

3 – A little spring cleaning

Spring cleaning doesn’t just happen in the springtime anymore.  Historically, this term derives from the time when it was finally warm enough to bring carpets outside to beat the dust out of them. Luckily, we now have the resources to do this all twelve months of the year. By presenting a clean home, you automatically increase its value by 3%. You can always hire a professional cleaning service.  But selling a home doesn’t happen overnight–nor does the staging.  So devise a plan for cleaning and then maintaining your home.  Work from the top down. Hit the lights and the tops of bookshelves and cabinets.  Try to do this on a regular basis. 

Once your listing is active, you may not actually be home when a potential buyer wants a tour.  Maintaining the clean-as-you-go attitude will make the whole process less stressful.  And part of keeping a clean house is making repairs.  Make sure everything is up-to-date. A clean home free of needed repairs is incredibly attractive to potential buyers. It allows them to consider what they want to do instead of what they need to do.
