Now that you have an accepted purchase agreement, you need to have insight into the
condition of the property. A licensed home inspection will provide the knowledge about
one of the largest investments you will make.
Once you schedule the inspection, please let me know. I plan to attend a portion of the inspection.
Please plan to attend the inspection which will take between 2-5 hours depending on the size of the home. If you are unable to attend the entire inspection, please plan to arrive for the last hour. The inspector will go over the inspection process and findings. This is your time to ask about any concerns or questions about how to maintain your new home.
Within 24 hours, the inspector will send a copy of the detailed report to you. Together we will review the comments and determine the response to the seller.

Usually, I recommend a home warranty. The first year of home ownership you do not want to worry about which contractor to call for which service. It is one phone number and the same deductible. Easy! When selling a home, it gives a buyer comfort they are protected if anything unexpected arises.

There are so many options in the insurance world, make certain you are covered for what you think you are covered. Often your insurance agent will want to see the BLC sheet. Make certain to communicate with your insurance agent in order to protect your largest investment.
